Homebuying Process

Six simple steps to purchase your new home...

At Capitol City Homes, we pride ourselves in providing you with the best customer service and construction quality in the region. We assure you, this level of customer service will continue throughout the construction of your new home and into your Warranty period. To help guide you through our simple homebuying process, we want to let you know what to expect when you purchase a new Capitol City Home.

 

 (1.) Selections & Financing on Pre-Sold Homes

  • First, you will coordinate with your community Sales Specialist to complete your selections and mortgage application. This allows us to start the construction of your new home and enables us to achieve the targeted delivery date for your home. (Selection and/or financing delays can delay your move-in date.)

(2.) Preconstruction

  • Once we receive your selections, we will process the information, order materials and schedule a meeting with you in the model for a Pre-Construction meeting.
  • At this meeting you will meet your Project Manager, who will be responsible for supervising the construction of your new home.
  • Both your Sales Specialist and Project Manager will review your selections and answer any questions you may have.
  • Construction of your new home is under way very soon!

(3.) Pre-Drywall

  • After framing and Capitol City Homes trade partners have completed their phase of the project, we will schedule your next meeting at the site for a Pre-Drywall inspection.
  • This meeting will serve as an opportunity to reconfirm all of your options has been included in the proper locations. (It is important to think of this meeting as a time to reconfirm your previous selections and not a time to make changes.)
  • We encourage you to think carefully about your selections with your Sales Specialist and spend the necessary time to personalize your home from the many options we offer at your selection appointment.

(4.) Pre-Settlement

  • Soon your home will be ready for your Pre-Settlement Orientation. You will receive approximately 30 day notice of this meeting and your settlement date. (NOTE: This meeting will occur between the hours of 8:00 AM and 3:00 PM, Monday – Friday, and is expected to last one to two hours.)
  • At Pre-Settlement, we will show you how to operate the equipment in your home, inspect the quality craftsmanship, and answer any questions you may have.
  • Capitol City Homes will schedule you back before settlement to re-inspect any items that required correction and confirm completion of the items listed at your pre-settlement meeting.

(5.) Settlement

  • You are on your way home!  Once your settlement transaction is complete you are able to pick up the keys to your new home from your settlement attorney.
  • A Capitol City Homes representative will give you our Homeowner’s Manual.  The information in this booklet is presented to help you maintain your new home for years to come, the details of which are outlined in the Homeowner’s Manual.  We encourage our homeowners to read it through carefully.

(6.) Warranty

  • In striving to achieve the level of customer service expected at the purchase of your new home, we will contact you at 60 days and 11 months after your settlement date.
  • These follow-ups are an extra courtesy intended to finalize any warranty items during your Warranty period. Should an emergency arise or a concern that disrupts your daily routine, please inform us and/or the appropriate trade partner.  Your concerns will be addressed as soon as possible.
